Hiring the right company can save you thousands of dollars. Use this as a cheat sheet to ask the right questions while shopping for a remediation company.
Testing & Assessment
Do you also perform remediation, or only testing?
Will a separate company verify your findings?
What type of testing do you use (air, surface, bulk, ERMI)?
Do you provide a written report with data, not just a verbal opinion?
What is considered a “normal” vs “elevated” level in my results?
Red flag: They test and immediately try to sell you remediation without recommending independent verification.
Remediation Process
What is your step-by-step remediation process?
Will you remove contaminated materials or just treat them?
How do you prevent cross-contamination to other areas of the home?
Do you use containment barriers and negative air pressure?
What type of filtration (HEPA) do you use?
Red flag: Vague answers like “we spray and it’s gone.”
Fogging/Extra treatments
Do you use fogging, and what role does it play in your process?
Is fogging used in addition to material removal and cleaning?
What products are being used, and are they safe for indoor use (pets, families)?
Red flag: Fogging is presented as the only solution.
Pricing & Transparency
Can you provide a detailed written estimate?
What factors could change the cost?
Is pricing based on square footage, scope, or time?
Are there additional fees for disposal, equipment, or containment?
Red flag: Very low pricing with unclear scope.
Source Control
Do you help identify the source of moisture or leaks?
What happens if the source isn’t fully resolved?
Do you coordinate with contractors if repairs are needed?
Red flag: No focus on why the mold is there.
Safety & Protocols
What PPE do your workers use?
How do you protect occupants during remediation?
Should we leave the home during the process?
How do you handle contaminated materials when removing them?
Red flag: No clear safety protocols or willingness to explain them.
Post-Remediation
Do you recommend independent post-remediation testing?
What results indicate the job was successful?
Do you offer any kind of documentation or clearance report?
Red flag: “You don’t need testing afterward.”
Things to ask yourself
Are they explaining things clearly, or rushing you?
Do they push urgency without evidence?
Are they open to questions and second opinions?
If something feels off, it’s okay to pause and get another opinion.
Remember: Not all mold companies are the same.
